One statistic rarely tells the entire story. The better approach is to look at several indicators together.

When several numbers begin moving in the same direction, they can give us important clues about changes in buyer demand, seller competition, pricing, and negotiating power.

Median Sold Price

The median sold price is the middle sales price when all homes sold during a period are arranged from lowest to highest.

This differs from an average. A few very expensive or very inexpensive sales can change an average significantly, while the median simply shows the midpoint of the market.
